The Nordics residential platform at CBRE Investment Management is undergoing significant expansion, driven by strong growth ambitions across the region. This rapid growth presents an exciting opportunity for the right candidate as an Asset Manager to join our Stockholm-based Nordics team.

You will play a crucial role in shaping the performance and value of our expanding residential portfolio, contributing directly to our strategic objectives in one of Europe's most attractive markets.

Key responsibilities

• Develop and implement strategic business plans for each asset, including leasing, capital expenditure, and exit strategies, to maximize value and return on investment.
• Identify and implement value-enhancement potentials and execute appropriate measures.
• Oversee budgeting, forecasting, and financial performance monitoring against projections. Prepare and present regular financial reports, internal recommendations, and approval requests to investors and stakeholders.
• Coordinate and establish efficient processes with property management, leasing, valuation, and other service providers. Assess the performance of local property managers and provide recommendations.
• Contribute to and execute efficiency initiatives in collaboration with portfolio managers and local property managers.
• Continuously monitor market trends, competitor activity, economic conditions, and regulatory changes to identify opportunities and mitigate risks.
• Oversee lease agreements, negotiate terms, and ensure optimal rental income and tenant satisfaction.
• Ensure adherence to all legal, financial, and environmental regulations (e.g., ESG goals, certifications like BREEAM Excellent, Miljöbyggnad Silver).
• Manage and coordinate GRESB reporting.

Qualifications

• Degree in Business Administration, Real Estate, Finance, or a related field; additional real estate-related qualifications are a plus.
• Minimum of 3 years of relevant professional experience in residential real estate asset management. We are also open for candidates who have mixed use experience or from the office sector.
• Strong understanding of the Nordics real estate market dynamics, particularly in residential.
• Proven track record in developing and executing asset management strategies that deliver strong financial performance.
• Experience with financial modeling, budgeting, and performance reporting.
• Fluency in English and Swedish is essential; another Nordic language is highly advantageous.
