Overview

The Stockholm office oversees Pembroke's Nordic portfolio across Stockholm, Oslo and Helsinki. The Asset Manager is responsible for maximizing asset value and financial performance through strategic asset management, leasing, capital planning and operational oversight.

The role requires exceptional financial acumen and strong commercial judgment, with responsibility for developing and executing Strategic Asset Plans (SAPs), business plans and investment strategies. The Asset Manager leads leasing strategy and complex negotiations, oversees tenant relationships, directs operational and capital initiatives, and provides clear recommendations to regional and global leadership.

Working across finance, leasing, development, legal and operations, the Asset Manager coordinates internal teams and external advisors to deliver business plan objectives, manage risk and drive long-term value creation.

Responsibilities:

• Own asset-level financial performance, including budgeting, forecasting, valuations, cash flow analysis, and business plan execution.
• Lead leasing strategy, complex lease negotiations and tenant retention initiatives.
• Lead the development and execution of Strategic Asset Plans (SAPs) and asset strategies to maximize value creation and risk-adjusted returns.
• Build and maintain tenant relationships to support long-term occupancy, revenue growth and asset performance.
• Monitor market trends, tenant demand, and competitive positioning to support asset strategy and leasing decisions.
• Direct property management and operational priorities in alignment with approved asset objectives.
• Support the planning and execution of capital, repositioning and sustainability initiatives, including financial analysis and business case development.
• Evaluate investment, leasing and capital allocation opportunities through detailed financial analysis and provide recommendations to leadership.
• Coordinate cross-functional teams and external advisors to deliver business plan objectives.
• Identify, assess and escalate material risks, providing clear recommendations to leadership.
• Prepare investment recommendations, financial analysis and executive reporting to support strategic decision-making.

Qualifications and Experience:

• Bachelor’s degree (required); Master’s degree (preferred, not required).
• 8+ years of relevant experience in property management, asset management, real estate investment, development or a related real estate environment.
• Exceptional financial acumen and commercial judgment, with the ability to evaluate asset performance, identify value drivers, assess risk and translate complex analysis into actionable business recommendations.
• Strong understanding of real estate market trends, standards and practices.
• Experience managing tenants, asset strategies, property management activities, development projects and/or investment transactions.
• Experience preparing management, board, investor or ownership reporting is considered an advantage.
• Excellent due diligence, analytical, negotiation, and written/oral communication skills.
• Advanced Excel and financial modeling skills required. Experience with ARGUS, Yardi or similar real estate platforms is preferred but not required.
• Flexible approach to accommodate global deadlines, and an ability to prioritize, manage communications across multiple regional offices, and work under pressure.
• Appreciation of cultural differences, detail-oriented, highly organized, self-directed and able to build strong relationships across teams and stakeholders.
• English and Swedish language skills required.
